ideally would be closer to the river but the field floods, the marked area stays dry

pub 15 minutes walk, river fishing available, friendly neighbour

importantly its out of site of my garden,

Some certified locations (5 vans max) have electricity, some not. If it is there your guests will almost certainly use it if inclusive in the per night price or it could be an additional per night optional extra. Without, you narrow your market somewhat to those caravanner that like to knit lentils and live in semi darkness and silence during their adventures.

As a minimum you will need to think about a drinking water supply, grey (ideally) and black waste disposal points, and access / egress.


To make an extra few quid you could also use the field for caravan paint-balling.

CG and caravan site proprietorship seems a somewhat unholy match.

Location wise, looks ok, but as said you would want to supply drinking water, emptying point for toilets (this could be a simple grate, tapped in to normal waste point, but normally quite close to field, I personally prefer electrical hook up sites, with decent amps

On a Cert location, I also want space, not too crammed in, level or near as and a good view is a bonus, you need something to make someone want to come back

Anyway been using cl/cs for 30 years with swmbo plus 10 with parents and the farm we used the last 3 years had 2 fields - electric and non electric. Electric was always busy and the other was an overflow mainly but odd van preferred it.

Water and toilet emptying facilities essential - cesspit commonly used in remote locations.

Basic site must supply drinking water and a proper black waste disposal point.
Believe 5 van max site does not need planning permission.
There are many that are happy with the basics but you would draw in a wider client range by adding electric hook up and raising your price.
Not necessary but toilet would widen the client range even more.
A small information shed advertising things to see/do in the area is always appreciated.
The CC will help you set up a CL site.
Get your site listed in the CC and C&CC site books and on their internet sites.
Many use Google Earth for ease of access, bumpy track and narrow could mean going elsewhere.
Try to give option of shade as well as full sun.
Some look for hardcore hardstanding, maybe a couple available for heavy motorhomes that may sink in soft ground.
Chuck a few big plant pots around to give it a pleasing look.
Advertise any eggs, milk etc at inflated prices.
Basic price could be £8/10 with electric starting at £12 going to £14/16 with a loo.

Hard standing could be something as simple as hardcore in the area were the caravan wheels would be, not the full pitch

Buy a caravan and rent it in situ?
Dirty water just bury a tank and get the portapotty emptying guy to make regular visits
Im prepared to throw money at the project if I can see a good return. Its not a half arsed get rich quick scheme.

Path to pub is pushchair friendly so not impossile with light wheelchair

I expect you might get Mtb and road bikers, provide a map of the Tour stages as your not far off. Can you rent out some kayaks for people to use the river.

Play park would be an idea, there is a CCC site near me that new and won an award due to activities for kids, feed animals etc also the CCC allow tents or caravan (up to certain numbers) which will again broaden the client base

I think kayaks would be fun, but as the person hiring them out, the legal implications are going to be high, if someone hires one who responsible if they drowned, (same maybe for fishing)

Poor electricity under 10amp £8-£10 pn
Good electric over 10 amp £12 pn
Good electric hard standing good views might get £15 pn
As others have said water & toilet emptying are a must by law
