An elderly neighbour of mine recently had a severe stroke and is presently confined to hospital with no estimate of discharge date, if any. His home insurance has become due and the insurer advises that if his home remains unoccupied for longer than 60 days he will no longer have cover. He lives alone, has no remaining family and his property is subject to an equity release deal. How can he get cover?

I have just had similar problem with a relative's house which is now unoccupied.

Thanks Axle. I understand what you mean, but I am trying to keep this at “arms length”. My wife don’t want me to be involved at all really. In addition the house interior has been left in a bit of a state, cleanliness and tidiness wise - maybe understandable for a guy in his 80’s. TBH, I wouldn’t know where to start - washing up, laundry, bogs & bathroom, order a skip, clear a walkway to each room or just reset the mouse traps! I really don’t want to go there! I live in a village with lots of holiday/second homes which seem to be unoccupied for most of the year. I wonder how they fare? A lot are thatched and have ever increasing insurance issues like need to have all cabling in the loft in trunking (keeps mice away), only use compression fittings in plumbing (ie no blowlamps). 3 x FL1 2 manual + 1 auto

I guess your part-time villagers are on the edge of insurance cover, Dorset. Unless they get down there every 8 weeks or so they are at risk. Especially with those old cottages. I have a sister with an old cottage in Kings Stag, so I can imagine. Grandad and Gt Grandad born in Marnhull.

Almost certainly, you have misquoted the insurance company; they will not have stated the property is uninsured after 60 days, but more likely, if the property is vacant for more than 30 days to inform the insurance company. I went through a similar problem with my mother going into a care home for an indefinite period. The Ins Co specified certain conditions like turning off water, maintaining heating at min 15deg, window locks, door mortice locks, etc. and they maintained cover on an empty house for 18 months. |

Thanks for your reply, Paul. No misquote from insurance company. In discussion over the phone was told cover lost after 60 days unoccupied. I may well call them again to clarify. Possibly a misinformed operator. It was them though, who supplied the name and number of a specialist broker I have since spoken to. Easy enough to meet the requirements you quoted though.

I had similar issue when I acted as PoA for an old friend who was admitted to hospital then a Care Home. Had to find a company that dealt with insuring empty properties and arrange cover through one of them,
