kids play park . maybe getting built between the proposed site and the village, I have a piece of disused land and the village is looking for a play park location, just checking out insurance liabilities , or possibility of gifting the land.

Yes that is exactly what I am thinking - and worse! A sort of Bermuda Triangle oop north where caravanners go to be terrorised and never seen again, disappearing with no trace or even any evidence they ever existed.

The three clubs mentioned are not the only ones able to regulate 5 van sites, many clubs are able to also do so and decide who may use the site. the difference is that these clubs must renew annually, unlike the big three, There is considerable myth about 5 van sites mainly perpetuated by the big two van clubs to entice members. my PC is slightly to the right of Genghis

I feel your spending cash for a limited season, a bumpy dirt track, won't me much fun in the wet, get it flat with a solid base and clean, you can offer pitches all year round and not just a few months, especially if you offer hard standings. p****d off with a Digital Keyboard Warrior |

its a full stone track, it holds traffic all winter, fishermen etc, it just needs smoothing, hard standings easy enough a few hours with a digger then stone At work

Go for it CG. Looks idyllic to me - I would come! Electrics are a bonus and I would have thought more profitable as your CL will stay much fuller for a much longer season. The track sound fine and shouldn't be a problem. Caravan Club will give good advice. |

Maybe open for a trial with no electric, get customer feedback then install if warranted.

If you have electrics your more likely to attract more vans in the winter, offering an income through the year as opposed to just the summer with the odd die hard in the winter. Most of the later vans are running mainly on 12v leaving Hot Water and a Fridge to be running on 240v, they can run on Gas but leccy is better, only thing you have to watch for are the ones who take the urine by running fan heaters in the awning. p****d off with a Digital Keyboard Warrior |
