I have a neighbour at the back of the property with a 40ft x 15ft, pool that he has converted to a fish pond years ago, the damn thing leaks and given that he is 5ft higher than me you can guess whewe the water goes.
The lawn is a lush green colour, I can highly recommend pond water as fertiliser but the swampy conditions underfoot make it unusable. Will have to put new drains in come spring and have a quiet word in his shell like.

Why double garage Nick? is this in anticipation of expensive paint option on the next freely?

Double to go with the double driveway, need to find the access widths or new cars though and plan for those too

I use half as a normal garage (boxes storage) and half as a area for polishing the cars and parking whilst I'm away on holiday

It will also mean I gain some garden too as I would do away with the shed in the garden, side door into garden do kids bikes etc,

Though now thinking a slightly wider (old 9' to new 14') but longer garage to keep with in planning permission Former Mod/Member, with the most post & Chicken George Arch nemesis

Are you sure it actually leaks? He may just be doing water changes and just dumping the waste and it ends up with you instead of letting it go down the drain, that sort of size he has he will be letting a few litres a week go, I change 450 to 600 a week. That's a big pond if it is four feet deep that's 15000 gallons, three times the size of mine, so he would be changing about 7000 litres a week,hope he's not on a meter.

It is leaking, last spring he dropped the level by about a foot and the garden dried up, he was supposed to fix it, with all the rain we are having it has obviously refilled and continually leaking. At the deepest it is 6 foot Shocked about 3 foot of that is above the ground height of my lawn.
Come spring something will have to be done, although I fear it will involve me shelling out for drains etc.

Yorkshire water mentions it, but I think the doc I found was for dole scroungers

Re: Would I need planning permission?

So my building plans are progressing, so far that i have done a photoshop (quite a dodgy one too)

I have had a quote to,
lift existing block paving and save,
Knock down Garage,
build a retaining wall, down the left hand side front to back upto 3' high, with holes to place concrete H posts, re-fence.
Fill & level to same height as current garden,
bring driveway up to same,
Lay base suitable for a 18'x20' concrete new garage,
Adjust Fence to meet front of garage, fence rear garden behind garage along boundary,
Skim off a layer of grass behind the conifers to same height as driveway,hardcore covered in gravel (caravan storage/car washing area)
2x 6' fence panels been converted to a gate by me.
Relay the existing block paving driveway

Just need to decide if just short of £9k is reasonable for the above, Maybe one of you have had similar work down

Then with an extra £6k added for the garage, plus planning costs I need to decide whether I am gaining anything to warrant the cost of a double garage that water won't rush into, and a parking spot for my caravan for a day or two before we go on holiday to load it up

pricewise, it think its good, as its for everything, its been priced on the topside, so if the wall doesn't need to be 3' then it gets cheaper, likewise for the backfill/top soil

Just need to decide now on whether £15k spending will be beneficial, I get a new large garage, that the driveway doesn't slope into and flood, Bow down i get a area to park my caravan, Smile to load up before going away to save driving 5 miles to were we store it, I can see me not using this all the time either as weekends away dont need it preloading, which means it maybe only used 3 or 4 times a year to load the caravan Confused

My father in law put the idea that it maybe better/cheaper to go improve the drainage, increase the base size for a new double garage and not go to the expense of raising the height, pathway down the side of the garage, basically what i have now with a double garage. I've coped for 7 years loading the caravan up away from home Neutral Former Mod/Member, with the most post & Chicken George Arch nemesis
