New Home incentives

New housing development (Avant) going up near me. Will meander over once they build a showroom but that’ll be a while yet as they are just doing ground clearing work at the moment.

Incentives are the done thing with new homes apparently. I was thinking burglar alarm and CCTV package would be useful. Any experience of negotiating incentives? LL.B (Hons) - University of Derby

Just make sure the cctv is not Chinese made as there are apparently back door holes in the software for spying! Procrastination, mankind's greatest labour saving device!

My opinion of new home quality these days is don't bother. Evil or Very Mad FL2 MY10 TD4 GS traded in at 2 years

new home build quality is indeed shocking these days... the builders are too much pressure to maximise profits as well as pressure off the Government to build 1000's more houses and they use low skilled brickies etc who are useless but cheap.

But...... the help to buy incentives for first time buyers (loopholes aside) is almost the only way the younger generation can afford to buy a house these days, and the incentives are only available on new homes. My daughter and her boyfriend are in that boat at the moment (plus the fact he is next to useless at DIY and doesn't want to have to do any work in their new house when they get it)

Forget the "goodies" like alarm and CCTV as they are very cheap thing for the developer to dangle in front of prospective buyers. Better to get more reliable things like that from specialist firms. Money talks loudest especially on a development that is in the early stages as an early sale helps the developers cash flow. The best way to negotiate is to make a cash offer making it clear that it is all you are prepared to offer (do not say that is all you can afford or go to) and stick to it. Offer a cheeky but reasonable amount but not one that is unrealistic and be quite assertive that that is your only offer and be prepared to walk away if they don't accept but leave them your phone number in case they change their mind - which often happens if sales are a bit slow and they need some income.
